There are plenty of electrical issues to watch out for when buying a home. In particular, an older home can have multiple problems. Even if the home is quite new, you should always have it inspected before you buy.

Some problems can be minor where some can be dangerous and a fire hazard. It’s always best to know exactly what condition the electrical system is in if you are serious about buying the home.

Some problems may be very obvious, some may not. That’s why it is necessary to have a licensed electrician conduct a full inspection.

Outdated Wiring

Older homes can have old and outdated wiring. This could be damaged, frayed, or just not working. These old systems can not handle the needs of today’s appliances and devices that we use.

These can be a fire hazard, so it is important that you know what is going on. If you are planning on renovating the home after you buy, these can all be upgraded with modern wiring.

The circuit panel is definitely an electrical issue to watch out for when buying a home. Just like the wiring, older breaker panels are not capable of handling the amount of energy needed.

There may be breakers that trip all the time, or there could be a short circuit in the walls where wires are exposed and touching. This can cause power surges but is also dangerous.

Without a proper inspection, there is no way to know if someone has been at the wiring to make alterations or changes. These can leave a big mess and certainly pose a fire hazard issue.

These can be a problem for many reasons and need to be repaired or replaced. DIY and electricity are to be avoided, even if someone thinks they know what they are doing.

Faulty Outlets and Light Switches

Faulty outlets are an electrical issue to watch out for when buying a home. It can be caused by bad or old wiring, just old age and worn out, and plugs no longer fitting in the outlets properly.

If you see scorch marks, cracks, tape, or anything else that looks like it is a problem, then make a note of it and get them checked. The surface of the covers may feel hot, which is also a problem.

Not Enough Outlets

In older homes, one or two outlets in one room would have been enough. But with today’s needs, it simply won’t do. Take note in each room of how many outlets there are.

If you see outlet extenders or extension cords, that is a sign that they are in need of more outlets. Over-taxing a single outlet can cause the breaker to trip and is dangerous in older homes, in particular.

GFCI Protection

GFCIs are pretty much standard in newer homes, but older ones may not have them. Check in the kitchen, bathrooms, and laundry area to see if they have them.

Be sure to check any exterior outlets for them, as well. If you use an electric lawnmower or anything else that requires a plug, then they need to be grounded anywhere there is water.
